Possible to value my property by comparing with a neighbour?

We dont need to sell, nor do we necessarily want to, however I like to keep an eye put should something come up for sale that wpuld better suit our family. As such, Ive not had our flat valued, as I dont want pressure from Agents to then market it.

A neighbour has put their flat up for sale and I wondered if I could use theirs to estimate the value of mine?

Theirs - 95k
*1 bed
*large bathroom
*brand new kitchen
*wooden floors
*traditional features - alcoves, corneice, ceiling rose etc
*small yard, south facing
*immaculate, very 'interior designed' woth coffee table books and all sorts

MIne - ??
*2 bed
*small bathroom
*nice, not new, kitchen
*wooden floors
*traditional features as theirs
*large yard, north facing
*lived in, but modern and homely

Can anyone help?

probably a similar value to be honest. you have an extra bedroom but smaller bathroom and not new kitchen. Theirs is potentially a blanker canvas if very designed, their small south facing yard is possibly just classed as same as your larger north facing yard.

They will appeal to different people on the market but value wise I would say they would be similar. The extra bedroom may gain a bit but I think because of the other things it won't be much more.

just my guess though

You are probbly, sadly, right. I foubd it hard to look past the 'over designed'ness of their flat in the pics, and thought that would put people off, but without the furniture it is plain and easy to move into.
