Costs of moving house - have I left anything out/are these about right?

Trying to figure out how much we'll need, and therefore how much we'll have left from our savings for the house!

So far I have:
Estate agent fees: 1% of our sale price
EPC certificate: £70
Stamp duty: 1% of whatever we buy
Moving costs £500
Conveyancing £1000 (500 to buy and 500 to sell)

Is that it?

How about the survey.

Conveyancing more to buy than to sell as you need to pay for surveys, searches etc.

You also missed out cost to sanity!

How much would the survey be (roughly) for a 2 bed terrace? I think that was in our fees last time and I can't find the piece of paper that did survey, searches etc!

We paid £500 conveyancing, searches, survey etc to buy current property so allowed that again x 2 - is that an over estimate?

And yes, the cost of the local searches, land registry fees, etc. are in addition to the solicitor's fees.

I think your legal fee's and removal fee's, may be more, and survey could be £250 to £500.

Removal costs shouldn't be too much as we're only going 40 min away and don't have much to move (white goods built-in so staying, and much of our furniture has had it so will be going to the dump/on freecycle rather than to the new house!). Think sofas, bed, cot, kitchen equipment, 2 bookshelves and a small table! DH is saying we can hire a van + a few friends and do it ourselves like we did last time. So should be less than I've allowed really.

you've missed out the searches and the land registry fee which will swallow another £600 or so. Conveyancing should be about £350 assuming your property is under 250k - don't use expensive high street solicitors but don't go too cheap either.

removal fees - £500 may work if you do all your own packing.

We paid more than 1% in estate agency fees - they add VAT on top so if they are quoting 1% you will pay 1.2%. We paid 1.25% plus VAT which conveniently made it 1.5%. That's the going rate around here although what you get for your money varies hugely.

If you genuinely have that little furniture it may be worth you hiring a van and doing removals yourself. We are paying about £400 for removals.

We paid about £1100 in solicitors and legal fees which was with a discount of about £300 as the solicitor was a family friend. She has done a good job though, unlike the two other solicitors who we have had contact with - our buyers and our sellers. Our buyers sent us a land registry transfer document with our surnames and the name of the road the property is on spelt incorrectly which doesn't fill you with confidence. Our sellers solicitor is just really really slow, plus they were happy to submit a number of documents (the property details, fixtures and fittings etc) that were two years old that were now factually wrong.

I think 1% is quite cheap for estate agents fees these days. Get lots of quotes and negotiate hard. In our case we negotiated a tiered rate to incentivise the agent to get us a higher selling price as we knew our property would shift quickly (investment type flat) and we were worried they wouldn't make much effort to get the best offer.

Perhaps a booking fee for a new mortgage if you are getting one?

We paid £55 for removals- hired a van and friends helped load it-the washing machine was fun!

Think selling was about £500 but buying including all searches etc was between £1000-1500

Our solisitors fees (with high st law firm), including all searches for buying and selling was about £1100, so maybe depends where you are but I don't think your estimate is too far out on that one.

Not to be the voice of doom or anything, but we had several sales and purchases fall through before we finally moved and we ended up spending about £7k in total estate agent, solicitor, survey, search and bank fees. But I think we're an edge case!
