Price premium for detached?

If a detached house costs £225,000, how much would you expect a semi (pretty much exactly alike inside) in the same street to cost?

Can't say, just that we bought a detached 30s house that was in a road of semi's and we were told that we'd never get the detached premium when we re-sold as being surrounded by semi's would depress the price.

That sounds odd. The reason I'm asking is to work out whether our house is overpriced or not. A detached just sold quite quickly at £225 and I'm trying to figure out how much prices have settled at for the semis like ours (which hasn't sold quickly!).

Our house is worth 250, and is about 10 k more than semis or end terraces in the same road.

I was always surprised it wasn't worth much more, isn't that only 2.5 per cent more?

(Maths not my strong point)

In our area detached are much sought after (South Bucks) and the price difference can be huge. We still have houses with reasonable size gardens (unless they are new build) and gardens for the majority are also popular.

That surprises me too! We are priced at 195 but wondering whether to go to 185. The 225 was the asking price for the detached but not sure what it actually sold for. I thought a 30k difference was about right for where I am.

My house is worth 10% more because its detached so I guess if a detached house is 225 then you should be pricing at around 200k

Maybe we should leave the price alone and just wait for the right person then. That's what my husband wants to do. But where oh where is my right person?!

Thing about detached if I may is that you wont get noise coming through the wall. I guess it does depend on who wants to buy your house (it is yours that's the detached isnt it!?) A estate agent friend of mine told me years ago that his worst nightmare were people who value their house and trash the EA valuation and claim they will 'wait' until someone comes along to pay their price. Maybe works in London and when you dont need to move but after a while the house becomes tired and hangs around the market.

I really dont understand people who sit in their houses trashing the agent for not sending around people or proving someone who will make a reasonable offer. 95% of the time the price is wrong!

No, ours is the semi. Prices have been coming down but just trying to work out if ours is at the right level or not. Am not trashing anyone!

Detached round here are loads more (£60k+) but there is barely a difference at all between terrace and semi

I'm in Scotland, prices have definitely come down. The question is whether they are still falling-and they seem to be. My husband won't accept it though!

Its funny that area is key. My DM lives in a very small two bed. The 2nd bed is single. Its terrace, no parking BUT, its two mins walk from tube station in West London and the council a few yrs ago introduced a scheme whereaby you couldnt park betwen 9-10 and 1500-1600 Mon- Fri unless you were a resident or had a visitors permit which can only be brought by a resident. It has added I would say £50K plus onto the value of her house. Maybe even more. The house itself is worth about £450k. I know London prices.....

It seems very dependent on location, I will have to keep guessing! Checking zoopla sold prices I think we could maybe come down a little. Hmmm.

Could put on at a premimum type price and tell the agent you will be prepared to take offers. Not ideal but you do want people to come through the door, that would make me have a quick look. If I thought there was some negotiation. People always like to think they have a bargain.

As someone once told me and we all know 'its what someone will pay for it that's the correct price, not what you think someone will pay for it'.

To lighten this up a bit. My estate agent friend told me about a chap around here who looked up the price of 5 bed houses. He had 3 beds himself and 3 reception rooms. He made 2 of those rooms bedrooms and then claimed he had a 5 bed and wanted the appropriate price for it!

We were looking to sell a few years ago, didnt in the end and stayed put, however I am staggered by how silly some people are. Looking at my DH den they said what a shame it was a den! Love - it can be any sort of room you like. When we move you do what you like with it....

At 175 I think (hope!)it would def sell but not leave us enough for next house. To clarify-we're for sale at 195 and have been for three months. I want 185 to be our bottom line really...

Its fine to say you need more than £175k but that's just because you have chosen a house that forces you to get that price.

Sorry, I am sounding a bit harsh.

What has been the feedback from the agent? They will tell you honestly. I pushed them for some when we were trying to sell and I suspect they didnt want to hurt anyone's feelings. Eventually they said a couple of the rooms has been commented on as being on the dark side. I could then address. But you do need to know whether you have overvalued. Three months with no offer is a long time....

In West London its £450k for a terraced with no garage! Really does depend on area.

I agree it depends where you are and if it really is a very similar property – here, a detached usually have a wider plot than a semi simply because it has space on either side of the building which is reflected in the garden. I'd say 10-15% more. The vast majority of houses are pre-war / Victorian / Edwardian houses. I think if you're talking new-build or modern, the price differential would be less, maybe 5-10%.
