Survey advice

Had survey back on house we want to buy. There is some stuff that may need doing long term to do with the drains etc but nothing urgent apart from a repair to a chimney stack.

What do I do? Ask for a price from a builder and knock it off the total? Or ask them to repair it? What is usual? Thanks . Am a bit of a novice at this.

It really depends on how the house was priced, what your offer was and what the market is like in your area.

Giving them full asking price, really want the house, market moving fast...........do I just accept it.? Is quite a small job I think.

Ask them to do it but if the market is moving fast and they know they can resell quickly they may refuse, in which case you would need to cover the cost.

It sounds like a small job. I'm always one for trying to negotiate but in this instance if the market is moving fast and you really want the house it might be better not to.

Well told EA about the chimney and he will ask them if they would fix it. It isn't a deal breaker but if it were me I would just get it done.

You can ask, but if that's all that is wrong with the house then I'm not sure they will want to pay for it. You wouldn't expect to move in and have to do nothing? If it was me selling I would pay for it to be done, but I'm not sure others would. Fingers crossed for you though!

Get a quote from a builder. Especially the chimney... It might need scaffolding to get up there and push the price up.
