Our estate agents have given up on selling our property so we decided today we are going to take our property off the market and let it out for a bit before trying again but an acquaintance has just phoned me and made an offer but wants to do it privately. Will we get into trouble if we do this after dropping the estate agents? The people who have made an offer have not contacted or dealt with the estate agents in any way whatsoever if that makes any difference.

I think there is normally a period time you can't market the property with anyone else after you leave an estate agents I'm not sure if this period applies to selling it to someone you know

I cant find the contract at the moment but thought there might be a general rule about it. Will be searching for it later.

If they didn't contact the agent but did it directly through you then there is no problem - it is purely a private sale. Sounds like it's been on the market for a while and any exclusive period is over. Not that it matters as this is private.

The agent never needs to know. Just give them notice tomorrow.

Well they haven't found the buyer, you did. I'd just go ahead with it. How would they know anyway?

Yes been well over the exclusive period but still can't find the contract. Yes am hoping we can do this as the estate agents havent done anything towards this.

Yep, your agents didn't introduce your buyer so all should be fine but I would check your small print on the off chance.
