Massively different quotes for building works - how do I choose?

Hi there, I have been getting quotes for repairs needed to the outside of our home in London and they vary massively in price - one at £9k, one at £16k and one at £20k.

I've asked two more companies to quote to see if that helps but am surprised at such a big difference. Has anyone else experienced this? And, if so, how did you decide on which one to go for? I'm completely inexperienced when it comes to building projects so would appreciate any advice. Thanks

I would caution you against taking the quotes on face value. The cheapest one might not end up being the cheapest, and I think you do get what you pay for. We went with a builder who provided a very detailed specification, but even then, we were constantly arguing with him about "additional costs". Unless you understand what the specification means, you can't tell what's included and what isn't.

I would go with someone who has been recommended to you by someone you know, if at all possible.
