Bedroom issues!

Last minute I know, but we're about to sign for a new build house tomorrow. I was round it with the builder yesterday and the master seemed on the small side. It measured the same as the plans 3m 70cm by 3m 60cm. Our 6ft bed will just about fit but I'm not sure there would be room for a wardrobe to open. There will be a fourth bedroom where we could store clothes. Is this a deal breaker? It's so hard to judge when it's still at the breeze block stage. Thanks for any advice.

I think this is the problem with new builds -they are sold as 4-bedders, but are actually 3 beds plus a boxroom. But you are paying above the odds because its a '4-bed' property.
I don't want to scupper your new house plans, but we have been tentatively looking at 4beds recently (currently live in a 3 bed with 3 kids, so need an extra room), but virtually ALL the 4 beds we've seen are basically 3 beds (and not particularly big ones at that) plus a pretty useless box room. We would rather stay in our 3 bed (with great sized rooms) and have the kids share abit longer.
Personally, I wouldn't want to be paying a premium for a '4-bed' when the fourth room is just a glorified dressing room. I'd be bargaining hard with the developers if I were you.

That's good advice. I do have reservations but all the bedrooms are pretty much the same size. All doubles with space for built in wardrobes in what would be the boys' rooms. No box room thankfully but I think I'd rather have that if the master was roomier! It's also tight because the chimney breast comes up through it which wasn't made clear on the plans but I suppose I should have worked it out! Our last bedroom was 21ft long !! but our living space was sooooo cramped. This is now the compromise.

yes fair enough - the bedrooms sound good sizes to be honest. We used to have a massive bed which made our room seem tight, but it eventually broke (well we do have 3 kids now Blush) and we bought a new, slightly smaller bed without a wooden end, and room seems huge now! GOod luck - sounds like a fab house for your purposes
