Why won't vendor reply?

That's it, basically. We've seen a house we really really loved. We've made an offer which is not unreasonable (though below asking price).

Vendor lives overseas but would have received an email with the offer yesterday morning. Still no word back from her.

What do you think? That she's just busy? Or that she's having 2nd thoughts about selling the property etc? Why would she not reject our first offer straightaway!?!?

Would this put you off buying this property?

Perhaps she doesn't check her email everyday, perhaps she has to discuss with a 3rd party? Perhaps she's waiting to hear about other offers/viewings - sit tight, hope you hear something soon
