How to show people around my home

My house has just gone on the market and I have three viewings tomorrow. I have to show people around, any tips?

I think talking about the house as if you like it... so it's lovely sitting here with a coffee in the morning, the sun shines right in or it's great having somewhere to store the buggy/shoes/whatever out of sight that kind of stuff - supposed to help the viewers see themselves living there

We put ours on the market on Tuesday and sold by weds!!! I did the four viewings myself.
After I had welcomed them inside I asked whether they would like me to show them round or if they preferred to Go by themselves. All four were happy to be shown. So i said ok, then i will give you some time at the end to mooch around on your own if you want to. We chatted about the rooms-how long ago the kitchen was replaced, how old the boiler was etc
I then left them upstairs on their own to wander down when they wanted and into the garden.
All seemed very easy going. I didn't do any hard sell and didn't talk too much. I think it's v off putting if you do. Also, top tip-I bought 5 big boxes and went round the house and put away all photos that were out on surfaces. Had a really really good tidy out of two kids rooms and boxes up all of the excess toys and books. Really does make a huge difference to a house. Good luck

Shut all the doors so that rooms have impact when you open the door. Always let the viewers enter rooms first.

123rd - I'm hoping for your timescale! I did just speak to my EA as he is going on holiday tomorrow for two weeks but feels we will have accepted an offer by the time he comes back.

Thanks for all the tips, especially about letting the viewers into rooms first. I have emptied the house of much of our clutter but have a box in the car in case I need to shove a few more bits in before viewers come.
