Sorry, all thumbs.

A wide opening into a side return with a PVC roof. I imagine this was done to minimise cost. While it's a nice space, we'd really like to knock out the interior wall and have one big kitchen diner, as the side return is a narrow space that we don't use enough.

Obviously this will mean RSJs etc but I'm concerned about building regs. There are none for the existing side return and our solicitor wasn't concerned when we bought, and the work is obviously not that new - it predates 2006 definitely. Question is, is there any chance we'd have to redo any existing work to make the whole project come under regs?

Short answer is, very probably yes.

Ring a few local architects. If they are anything like me, someone will be willing to pop round for a brief visit to discuss your proposals and offer advice.

If there is good winecoffee and cake on offer, I usually allow an hour or so, providing the address isn't too far away. :)
