Guarantor ADVICE NEEDED HELP!!!!!

Im splitting from my partner and will be privately renting. Problem i have is I'm self employed and need a guarantor :( next problem is finding one!! My mum will do it for me but is 7k short of the required amount she has to earn to guarantee me :( she does own her own house outright?do you think this would go in my favour or is it purely on earnings? Would i be able to have 2 guarantors?.i could get 2 people to guarantee me 50/50?

Its so frustrating, i feel like iv passed so many hurdles and now this one :/ iv found the perfect house?i can feel it slipping from my grip :(

You can ask - point out that her outgoings are very low as she has no rent or mortgage to pay and that compensates for her lower income?

Purely on earnings with the reference company I used to work for, however I've heard of having 2 guarantors before. Are you renting through an agency?

yeah through an agency, it's mega frustrating as there is so little around here (keeping close to the school) I'm so desperate to get this house!!

Could you ask them to speak to the landlord about the situation? As they have the final say. They may be willing to let you proceed with just your Mum as guarantor.

Could you pay some or all of the rent up front? That usually makes landlords willing to forget any other issues as their money is safe anyway.
