Size of garage conversion

Thinking of getting our garage converted into an extra living room. I'm trying to work out how big it would be. How much should you allow in terms of space needed to line the walls etc?

Ours was converted into a guest bedroom with en suite. It is just wide enough for two single beds with a little bedside table between.

Depends if the external wall/s is double brick or not and whether it has internal insulation in the cavity.

Ours did so the builder could have just put - is it 'dot and dab' up (??) ie blobs of plaster on the existing wall and stuck the new 8mm plasterboard straight onto it. In fact, we had pipework against the outer long wall so he put up a (4cm thick) wood frame against the wall and around the pipework then nailed the plaster board to that, infilling the air-space with insulation (Celotex board) because he could, iyswim! We kept the up and over garage door and built a breezeblock wall 1/4 of the way along the length of the garage to retain a storage space and to avoid that 'bowling alley' look that a long, thin single garage conversion can have.. He was able to dot and dab (let's assume that term is correct) the other walls so my new room is maybe only 7 or 8cms narrower than the original. The ceiling was already plasterboarded (with insulation between it and the floorboards of the room above) but he put an additional layer of board on that for soundproofing for the bedroom above. The main 'loss' was the floor. It was originally concrete and sloped very gently downwards towards the garage door. He has to screed it flat and level, put a membrane down and insulate with a 10cm layer of Celotex, then chipboard on top of that. Fortunately there'd been a step down into the garage so it brought the new floor up to level with the existing door.

What is the internal space now? Have you got double or single skin?
