Could one build a family home for 100k?

The average cost of a family home (terraced, back yard, 2/3 beds) round my doors is 100-130k. Nothing fancy, no gardens. New builds teensy boxes with gardens a bit further out are 160+k.

We want to move out of our two bed flat but cannot find anything we like.

Could a whole house be built for 100k?

Build it yes, buy the land and build it - probably not

I think the land would take up most of your budget unless you already have a plot

Yes but it's difficult, especially if land values are high where you live & if you need to pay professional fees.
There was a government challenge for the construction industry quite a while back called the 60k challenge. It was quite interesting to take part in. Construction consortiums had to develop various house types for new developments of which one had to be buildable for 60k.
