House insurance/ landlords

Ok, so I'm about to exchange contracts soon and will need to get insurance, but how is this done if you are hoping to have tenants soon?
It seems as though you already need tenants to have ll insurance but the ordinary insurance is usually cover for 12 months.
What did others do please?

We took out a years ordinary insurance and cancelled it to replace with landlord insurance once we had tenants. Can't remember which company it was, but I think its fairly standard for them to refund the unused portion of the insurance - check the ts and cs with them before buying.

if its a BTL house you need landlords insurance from the start - this is normally a condition of the mortgage. Tenanted or not.
