Putting a flyer through doors of homes you'd like to buy

Anyone done it? I know exactly which homes I'd be interested in as I looked at them when they were new builds but wasn't ready to buy.

I'd like to put a flyer through their door effectively saying I'd like to potentially buy their home, have mortgage agreed in principle, no chain etc etc.

I don't know where to start in terms of what to write. Do you reveal much about yourself i.e I have a DD so like the schools etc.

Would you just print it like a letter or get a proper A5 flyer type of thing done?

Any advice welcome.

Hi there

I did this recently. Of about 100 letters, we have had one reply but it's promising. We're moving this forward at the moment. I think it's worth doing as you never know but since flyering my road choices, at least 10 houses have gone on the market and not contacted me.
I just did a simple letter explaining what we were looking for and providing contact details. I didn't give too much info for security purposes.

Surely worth a go.

We were wondering about doing this for one house that was on the market earlier this year and then withdrawn. Will see what happens!

Hi, I bought my house that way! We were having such a hard time finding somewhere in the boom 6 yrs ago that we leafleted 300 houses in the neighbourhood we liked. We got two interested people who were next door but one by coincidence, and we ended up buying one of them. They had a deep distrust of estate agents, and really didn't want to show loads of people round. So it can work! We said that we had finance in place, nothing to sell, and did put a little about our family. Good luck!

We did it and had some responses. Downside was the house we eventually bought was put on through an agent and when we went to view the vendors said they'd not really thought about moving but had a leaflet and were passing nearby showhouses and just popped in for a look which made them go for it.
I didn't own up it was ours as I was pretty p'd off that they hadn't contacted us directly.
Did work in a round about way though.
Gave some basic info like you've detailed, said we'd sold etc and gave contact details.
Only leafleted specific houses not just a general area.

I did it as letter, gave contact details, what we were after (no budget info!) our chain free position and a tiny bit about us as a family to make it personal. Had 3 viewings and one more that would sell next year. We are now in process of buying one of the houses this way. It's def worth a go!
