Quick tips please for inventory check-in

Am about to go and get keys for my new rented home and do the inventory check in. I've never done this before and want to do as much as possible to avoid disputes at the end of the tenancy.

Any top tips/things you wish you'd looked for at check-in?

Perhaps use your mobile to take photos? You could share them with landlord so no disputes later?

open and close all cupboards and drawers, note any that don't work.
note any damage to paintwork on walls or woodwork (scribbles, chips etc)
note stains in carpets

turn the taps, flush the toilets, check the lights work (although new bulbs are for the tenant to supply).

check the outer doors work and lock. Check windows lock. Have you got all the keys, and the right keys?

take meter readings and send to the companies concerned. If there is a pre-pay, get the 'key' zeroed today so you don't pay someone else's debt.

while you are there - if gutters leak or things don't work, tell your landlord. They can't fix things that they don't know about.

oh yes - good one! That and the main power switch.

although a sensible landlord will give you instructions which include this information.
