Gas safety certificate

We are in the process of buying a BTL. Our vendor had the boiler serviced and the annual gas safety check done in May. Is this certificate transferable or do we need to get another one. We are keeping the same tenant as the previous owner had.

no, it is transferable, as is the tenancy. The tenant is completely unaffected by this except for a different name for the landlord - their tenancy continues to the end.

naturally you need to renew the safety cert before it expires again.

I can think of no reason why you would need a new certificate.
It is an "Gas Safety Inspection Report" and it has to be done within 12 months.
The current "cert" will have the old landlord's name and address on it but so long as the tenant is aware that you are the ne landlord I think it should be fine.

BTW. If your tenant moves out then you should get the property checked by a gas engineer before you relet it - recommended by HSE to meet your obligations to provide a safe property.
So may as well pay for a new Ga Safety Inspection Report at that time even though old one is still in date.
