I'm really considering a kirsty and phill type agency.

you get less houses coming on the market at this time of year dont you.

Put letters through doors of houses you would consider buying. You've got nothing I lose. I'm buying one found that way at moment.

View a few that don't totally fit. You may get a pleasant surprise and find one with scope to make it what you want.

Compromise. The perfect house does not exist - unless you have tons of money or build your own.

we looked for ages, because we had a specific list that was non negotiable, and we struggled to get it for the price in the area.

In the end someone suggested a slightly different area, and we found our house.

So I would look again - what is non negotiable? (no of bedrooms, garage, ensuite new build/old wreck etc)
How many of those would you be prepared to do yourself (extend, loft conversion etc) and what can you afford?

Why can't you find what you want? Is it that what you want is too expensive in the area you want, or that there aren't any houses of that type in the area you are looking at? My parents wanted to move village to town, the town has a lot of 3 beds, but very few 4 beds with a garden (town gardens are small) so they had to decide what they were prepared to compromise on.

Then based on what you have found out, look again at your non negotiables - could you go for a newer house rather than a character house? Can you live with one bedroom less until you can extend, should you shift area slightly for a better price? We wanted a large garden and we went onto google world and looked at all the houses in the area, and found where the gardens were, and then leafleted the 2 streets we were most interested in. But in the end we shifted area.

Oh and don't be put off by the photo of the house, be more practical, look at floorplan or room size, photos are misleading. We saw an amazing larger house, that was the most almighty hideous mess, dreadful photos, but loads of potential, going for a bargain and would have required some hard work to redecorate. In the end we rejected it because it was a busy road.
