Extend?

I want to extend a property to the side and rear. I don't want to go right across the side, which I roughly the size of a garage. I was thinking of leaving access to the rear of the property.

I have found a property I have put an offer in on, which has been accepted.

I have put a picture up of the floor plans. The front of the property has a 1930's bay, which is not shown in the plans.

I want to make the rear living space, into an open living/dinging/kitchen area, with a store/utility to the side.

It is a small property with not a big back garden suits me, do you think it will work?

I cannot see plans but check water/drainage. If pipes for the street are on your property it can cause issues for foundations ( we amended our plans due to this )z

Can see it now. Which side do you want to extend? It's not clear from the plans where the garage is

The living room faces North and is the front elevation. The door is to the side and the dining room/kitchen are to the rear elevation. The space at the side that is garage width is by the door. I was only going to extend behind the door, so the door and living room have no changes, and it is only the kitchen/dining area that will be changed.

Just throwing thoughts out there. If this is not a forever bome...

Based on the bathroom being on the side that you're extending you'd be well placed to add a downstairs cloakroom that could add value.

The rear bedroom appears to have two windows and must be a good sized double based on he square footage. Could you divide it into two with one door by the bathroom, so you're creating a three bed with generous downstairs space?

It all very much depends on area and might be worth walking into an estate agent with your plans and a bit of valuation advice based on different scenarios.

I think I will be staying there for some time.

I thought the same thing about the back bedroom, it could give two small singles.

I think the downstairs cloakroom is a great idea, where would you put it, on the side near the door, and the utility at the rear?

The plans don't show that there is an outside toilet behind the kitchen, the w/c outbuilding is not good though and needs taking down.
