Someone buy my house!!!!

Ok so house been on market exactly 4 weeks, had 6 viewings and 3 no shows which ain't bad I suppose but no offers. House is priced in line with competition, problem is we've fell in love with another property (I know we shouldn't have!!) and also EA suggested an offer we suggested would be accepted once we are proceedable.
I'm so frustrated with our EA, keep having to ring them several times for feedback, when would you say is a reasonable time to ditch and move on? We can't really afford to drop price much either as funds tight for what we want to move into next.
Anyway rant over, this isn't property, any views?

I'd buy it if you picked it up and moved it to London and kept it at that price (and didn't bump it to £600k like it would cost here).

Same here, have been in tears overnight as we found our 'forever' house a couple of weeks ago and it sold yesterday. It had been on since feb and only offers were off builders etc as needs modernising. The vendor wanted to sell to a family as it was their parents house where she grew up (now deceased).

We asked the agent if we should put in an offer even though our house was having the photos done the next day and not yet on.
She said no harm in doing so so we did. Really positive as they want to sell to a family (our ds is 22 months) and to represent our offer when we sell ours.

We had 2 viewings this Tuesday, and a second viewing on Thursday, all really positive and we and the agent were expecting an offer yesterday.
All day the agent just kept getting voicemail (she's a dr), finally got her this morning on her home phone. Basically she's not sure if she can afford it. She shouldn't have come to fucking look then!!!

I am so disheartened even though it's been on a short time and am refusing to even look anymore as this is the second house we've 'lost', the first we hadn't even thought of moving yet, but it came up as in an area we wanted and very cheap! But it went to someone who had sold already as it should.

We've even put ours on the market at £30,000 LESS than what it was valued at to get a quick sale! Never had this before, we've moved 9 times in 12 years and NEVER had a problem selling, always within a week. I know it's very early on, but you can't help getting your hopes up to be smacked back down to earth

I'm trying! Ok, different area and house, but I'm desperate to buy!

Estate agents have mostly been rubbish, it's like they don't care if I want the house or not. They don't pass on messages, don't arrange viewings (the number of times I've had to call to remind them I want to see a certain house is ridiculous, and this isn't one agent, it's 6 different ones!), have been rude and offered bad advice which has put us off completely (things like advising us not to get a survey, which made us want one more and not trust the house was sound).

So... My advice is ask your EA how they are marketing you. What do they say to sellers? Has there been much interest? Badger them to actually SELL your house because as a buyer it seems like they don't care.

I think it's nice.

I would change a few things though. I'd take those big lamps out while you took the pics and maybe some of the nicknacks incl that big light shade on the ceiling, I'd rearrange the furniture to make the rooms look bigger. atm, the rooms look small and your furniture looks crammed in there. You need to create the impression of space. I look at that and think it's nice, but where would I put all my stuff!

don't show the foot of the bed cos it shows you'll have to squeeze past the bed!

you could take out the dining table and push that sofa back and the room would appear much larger.

Retake the kitchen pictures with a LOT more light!

retake the garden pic so you can only see one side of the fence as part of that, too.

Hi, yes been steady, 6 viewings and 3 no shows, hate this waiting game, sounds similar position to us choccy, we have offered up to 250k as unwilling to go over stamp duty threshold, good thing (fingers crossed) is no other offers on house we want and been in a while, thanks for positive comments at least house is looking good, few comments about 3rd bedroom too small but its a 1950's semi so always going to be a 'box' room. Ideally will be suited to FTB or someone with 1 child

Thanks for advice , EA is coming to take more pics later in the week so hopefully that will help (I took the pics on my DSLR), just need a bright day. Would be reluctant to remove dining table as needs to show useable as a living/dining room, think the bed photo is misleading as actually a good amount if space at end if bed, hopefully EA can rectify issues.

It is lovely but the pictures are far too zoomed in and show your furniture rather than the house.

Anyway, back to original question! When should you look to ditch agent? Looking at comments house is saleable so just frustrated!!

Do you think it would make sense to switch to the same estate agent that the 'dream' house we are looking to offer on? On the understanding they would hopefully want to push the sale of ours as it would mean two sales in effect for them.They are local to our area and the house we want is in same area too. As I said previously price seems in line with competition just get the feeling all our EA is doing us relying on right move for enquiries, they don't seem very proactive

I love your house and think you've decorated it beautifully. Now, this is not helpful in the slightest but please can you tell me the colour of the paint in your kitchen? I agree with a previous poster; if you could move it to London then I'd buy it! It would be £££££ more though. Good luck, it's a great house.
