An exceptionally dull question about insulation

I am currently doing up a flat and insulating it to within an inch of its life - I intend to sell it on and want it to be as energy efficient as possible. Will keeping receipts of the insulation and photographing it in place before I plasterboard over be enough for the EPC people or do I have to have it officially documented in some way?

We just had an EPC done. Photos sound like a good idea if you will be doing it yourself. I couldn't find my certificate for the cavity insulation but the surveyer said not to worry as he could see the drill holes around the exterior of the property.

Not sure, but just been told the same thing about cavity wall by epc assessor today - they can see the drill holes, so they know it's in place.
lala can I ask what kind of quote you got? Looking at buying an 'f' rated house with an eaves bedroom, so would have to insulate the ceiling

I bought it at auction a couple of years ago and can't remember if it even had an epc but it has no GCH and is built into the eaves with no roof insulaton or loft insulation in the bits where there is a loft. Solid walls so no possibility of cavity insulation BUT there is double glazing... I'm putting rigid 100mm insulation in all the eaves and 300mm of loft insulation in the loft plus insulated plasterboard on the exterior and a heavily insulated hot water cylinder. I'm hoping all those measures will help to bring the rating up.

Insulating the bedroom will be easy but really filthy, it means knocking out the ceilings and, in this case pulling out all the lathe and more than 100 years of accumulated dirt
