How much might this extension cost?

We have just bought a bungalow. In the next few years as well as doing a loft conversion I want to knock down the old extension and lean to utility and create a large kitchen diner and bigger lounge.

This is the floor plan www.rightmove.co.uk/property-for-sale/property-26481966.html

So removing the conservatory and lounge and the whole back wall and side wall where the utility is. Then building a proper solid roof extension that is half kitchen and half lounge (with a wall down the middle IYSWIM?) and goes into the side return but not all the way to the garage just covering the currently utility footprint.

Any idea what this might cost? Just for the shell no kitchen etc etc? We are in Surrey.

This might be of some use, I have no idea how accurate it is though

we have just had an extension done, we were told to allow £1000 per square metre for "shell", then add 50% to cover fitting out and kitchen. It came to almost exactly that. So if you're not having a kitchen then it should be slightly over £1000 per square metre, depending on what you are going to have in the way of flooring, heating etc.

@Angryfeet,

did you do that extension or got any estimates for it? I am thinking of getting similar extension done for a bungalow and wondering how much would it cost.
