Installing dormer windows in loft conversion

Am buying a house with a side loft conversion but I would like to install two small dormer windows at the front of the house.

Does anyone know the likely cost of this? The floor of the conversion has been reinforced but I don't know if adding the dormer windows is a significant change in terms of load bearing etc.

Thanks in advance.

You will need planning permission to add dormer windows to the front elevation of your house (not necessarily needed for side/rear). This will take a minimum of 8 weeks and will need drawings. Don't forget to factor this into the costs/planning.
Sorry I have no idea how much they cost as stand alone feature.

You will also need building regs, so add about £500 for that.

We were quoted 3.5k + vat per dormer.

You may only get planning permission for this if it is a detached property. A terrace or semi will not be able to get front dormers. Speak to your local planning office and they will guide you.

There are front dormers everywhere you look surely?
