How much does it cost to move?

I can't think this through at all. If we sell for £300,000 and buy for £350,000 and use an estate agent, roughly what costs will be involved and what will they be?

depends on estate agent percentages, but if it is 1% then that is £3k plus VAT.

stamp duty £10,500.

another £2k or so for survey, search, solicitor, removals etc etc. And that is with a lot of shopping around!

we budgeted £10k not including stamp duty. not an awful lot of change go come out of that tbh

I can't remember at all what it came to before. We're in London, so solicitors etc probably a bit more expensive than elsewhere too.
