Any legal types out there? Stamp duty and buying land with a house. How does it work?

Hello there. There's a house that we really want and the opportunity to buy a bit of land with it, but I have no idea how the stamp duty would apply.

I'm hoping that if we buy the house for 250000 and the land for 10000, that the stamp duty on the house would be 1% rather than 3%. Would that be the case? Or would the land be included in the house sale?

The land is farmland and not a garden, if that helps.

Unfortunately I think this applies if you buy them at the same time
