How many viewings before an offer?

EA tells me it takes an average of 8.

We had 34 viewings the first time it was on the market and then received an offer (all within 2 weeks).

Our buyer dropped out last week and we have had 9 viewings so far and nothing. We have dropped the price by almost 6% as we have already incurred lots of costs.

I don't trust the EA so whats your experience of viewings:offers?

Totally variable. I think 8 is probably in a good market. In the current market it seems it can take one or 200. Our house was on the market for ages and nothing, then just as we were about to give up and rent it out, it sparked a bidding war

1st viewer for an offer, 2nd viewer for an offer we'd accept, late 2011.

However it was an immaculate starter home in a very desirable location with little competition and was marketed at a realistic/appealing price.

Think it's very different now though - good luck with selling

How long is a piece of string. if an EA can tell you they can sell within so many viewings or so many weeks they are lying. I never tell any client that as you just raise expectation. It also depends on how buoyant your area is?

I have property on the market that you think will take a while and it goes within days and then others that you think will go quick that take several months.

I think it depends on the property - my EA says our house won't get many viewings but may not need many, while a period cottage nearby has had over 60 viewings already and has no offers.

We've had eight so far, and had an offer from the 5th which was too low and are hoping from an offer from the most recent viewer.
