How long do you recon from valuation survey to exchange/ completion?

We're supposed to be out by end of June. I've just had a phone call to ask to book a survey. A full structural was done two months ago by these buyers and they assured me that, along with many visits they did with every relative and their partner, that was it for visits. I specifically said what about mortgage valuation and they said it wouldn't be necessary.

Now i'm back to cleaning the house ready for tomorrow when I had plans to be out with family!

Plus I feel frustrated because I'm anticipating this means end of June is less likely.

Whats your experience?

don't worry about a cleanup for a survey! Just do the washing up and put the knickers in the wash basket.

get on to your solicitor and ask why the second survey and see what is going on.

mortgage valuation is a formality but can take a week to be done and put into mortgage company system.

End of June should still be achievable, all else being well.

I don't think a mortgage valuer goes into the house??

It depends on the mortgage valuer. Some do a drive by or desktop valuation. Others do a proper survey. We've had to have 2 proper valuation surveys due to a cock up with the paperwork . It could have been sorted out using the first valuation & common sense but that's not their system grrr so we've got to continue to wait.

Thank you. I'm over thinking this a bit I think. We're downsizing and so have sold quite a bit of furniture and the house is a long way from viewing presentable as I've got stacks of stuff in piles charity, eBay, new house loft filling the dining room.

A quick blitz with the vacuum and taking the undies off the airer should be achievable.

I'll email the solicitor just incase anything is going on. I was a bit surprised that they felt their mortgage company would accept their comissioned survey.

The house is mid 19th centuary and was originally several cottages so I guess its not like a valuation where there are similar local examples.

The surveyor was given the key to our house from my EA and I didn't even know he was coming! Yes, there were knickers - 2 teenage daughters to blame. The house was a pig sty! Had I known, I'd have cleaned it top to bottom. The poor dog probably had a fright when a strange man turned up.

The dog and other animals is the reason we decided not to give the estate agent a key, that and we didn't get round to it and possibly I'm a control freak and don't like the idea of people being left wondering around the house unescorted before I've met them.

I'm guessing that there wasn't a sting in the tail with teenage knickers and slobbery dogs depreciating the house!

I'd just about stopped drinking other than rare social occasions but tonight a cold glass of white has been poured.
