Underfloor heating (PigletJohn?)

I have underfloor heating throughout my living room. It was there when I bought the house 6 years ago (previous owner installed it).

Now I am trying to sell, and have a very interested buyer. Only, the buyer is very exercised about energy efficiency and running costs of the house. She wants to know how the underfloor heating works, i.e. does it use water to operate and could it therefore leak?

I have no idea! It's never leaked in the time I have been in this house, never had any problem with it at all. She is obviously concerned about what could go wrong in the house that might cost her to fix, fair enough. I would like to answer her questions but just don't know how to find out.

Does anyone know about underfloor heating?

The floor surface on top of the underfloor hearing is limestone tiles.

I understand that underfloor heating can be either water- or electrical-based. I'm not sure how you'd tell though!
