Can anyone help?

Hypothetically speaking which option would be more appealing to prospective buyers?

Option 1: A property with a separate sitting room, large kitchen diner and large detached study/den/reception room

Option 2: A property with a though lounge/diner, tiny kitchen and detached double garage?

The property has hard standing for 2 vehicles and four bedrooms.

The first one without a doubt. I hate tiny kitchens and a big kitchen diner would be perfect.

Definitely 1 st option for family market. Our house is 2nd option and I hate it- extending it to change to 1st option it annoys me so much

I think that would be the option that would appeal to most people if you can do it.

Unfortunately Option 3 is out of the question due to an awkwardly shaped garden. We have had architects out to look at it and it just can't be done.
