Rental Property Inspection - what are they looking for?

I'm partway through a tenancy and the letting agency is sending someone round next week to do a routine inspection.

Can anyone tell me what they are actually looking for and checking? The house is fairly clean and tidy though I need to trim the gardens, so I'll try to do that before they come round. TIA

Just to make sure you haven't set fire to the place or smashed through walls etc . Dw about it. Do raise any niggles you may have though as its a good chance for them to see.

if you are supposed to be doing the gardening and aren't, that is one of the things they are checking for!

Generally it is the condition of the property. Tenants don't tend to notice problems (I had some who didn't notice a leaking roof!) and landlords can't fix what they don't know about. So the inspection is to look for problems so they can be sorted early. Do of course mention anything that does need doing if you haven't already.

they aren't worried about tidiness or housekeeping as long as it isn't a hazard to the property or health. So clothes all over the floor ok, landlord's fridge full of mouldy food isn't.

if you live like a normal human, not a student, you'll be fine.

Yes, I do the gardening, it's just that I hurt my back last week and the grass has a few weeks growth now as there's no way I could do it. plan to do it before the viewing if possible.

I've managed to do the gardening today. Unfortunately the "lawns" are not in a fit condition to use a mower so it's just shears. One patch of grass is all up and down and the other is covered in stones and the grass has grown through. The advantage is that I can cut it on a slightly damp day and not worry about electrocuting myself.
