Im not a patient person either...........
We offered yesterday morning on a lovely house, needs some money spending on it (kitchen & bathroom), fantastic garden, quiet road with two outstanding schools nearby. We've been looking for about 10months already & this is the ONLY house we've seen that we like!! We want it bad Grin.
The lady is on holiday for 2 weeks but supposedly her daughter is fully prepped for negotiation. But...... Apparently there are 2 other interested parties & we've had no response to our offer (their situations change depending on which EA we talk to!). We are chain free, have a good deposit & mortgage offer all sorted.
I know the EA is probably lining everyone up for a bidding war, if we want to do the work now rather than save up we cant pay too much more.

I don't want to lose this house. Any ideas how can I avoid a bidding war without losing it?

There may be other buyers, there my not. Sit tight and only ring the estate advent to request a viewing on another property (nonchalently try to get some news about first jouse while viewing next). The more they know you want it, the more they'll try to up your bid. Want for them to come back to you.
