2 double bedrooms vs 2 single and 1 double?????

Hiya
We own a 2 bed terraced house. We are a family of 2 adults and 3 children- DS1 is 10, DS2 is 8 and DD is 9 months.
Currently DD is sharing our room which is a large bedroom- 10ft x 15ft, it has 2 windows and 2 radiators and 1 light.
DS1 and DS2 share the back bedroom which is 13ft x 10ft, it has 1 radiator and 1 window.

We don't know how to go about splitting the rooms:

A) should we split the front bedroom equally is half, rewire, brick wall, 2 doors and have boys in one side and DD in the other and we go into the back room or
B) should we split the room so we have a small double sized room and DD has a small, 1 door and the boys keep their back bedroom?

All the toys will be going into the cellar which we are converting into a play room.
DS1 did ask about having his bedroom in the cellar- but i'm not really comfortable him being a whole floor away from us at night time.

Any opinions/ advice would be great. thanks

How small would the small single be?
If you work out space for the bed & for the door to open, can you fit in clothes storage?
Would the new double be big enough for 2 people & their clothes?
If no to any of these, then 2 good singles are better than an unliveable single and a theoretical double that's not big enough for 2 to live in

Hopefully moving to Cornwall this year- a 300 mile move!
We have seen a 3 bed end terraced house in St Blazey for £90k. It needs work doing to it, but has a massive garden so I don't mind.
We are painting our house at the moment, and hope to have it on the market by the end of this month :)
