Can someone appraise this house please?

I know it very spenny, but the location is really just perfect. Worried about the size of the plot though and potential for extending. Do you think a loft conversion would ever be permitted? And I would want to knock off the conservatory and add a proper kitchen/dining/ family space.....

It is very attractive externally, and I've looked at the street view on rightmove and it looks like a lovely road. I know nothing about the property prices in that area though so can't comment on the asking price.

I can't see any info about the plot size and the a garden doesn't look huge from the photo, but it looks to me as though it's perfect to extend over the garage, rather than into the loft. The house is currently a bit bottom heavy. If it is surrounded by other larger, more expensive properties then you can't go wrong by extending, so long as it is sympathetically done and you don't end up with a house that is too big for its plot. but if you go over the garage and don't take from the footprint then that won't be an issue.

I like it - my only reservation is that I usually buy houses that have potential and the roof shape means that it would probably be difficult to expand into the loft and the garage is on the wrong side to build on top while creating a natural layout. If you're not interested in adding on, then it's lovely.

Oops, must have drifted off - you do want to extend into the loft - it's an awkward shape to do that without adding some really hideous dormers that will spoil the character.

It's in a conservation area surrounded by a few similar in date properties, some massive Georgian ones and a few other all sorts. I worry conservation area wd make any visual alterations tricky.

It certainly might make dormer windows tricky, and the pitch of the roof is too low to have a loft conversion without them by the looks of things.

The disappointing lack of real fires stands out to me. Am I allowed to say that I think the drive is ugly?

Hmm is it hard to put in a flue for a log burner? Not so bothered about a open fire, but we love our wood burner.

The plot is basically the width of the house and no more. You can walk down the right hand side to a side door or round the back but not down the left as it buts on to the boundary fence.

I know the area, and it is very nice but very expensive - there are considerable perks in return however.
Two things about this house that would annoy - the elaborate elizabethan pattern leaded windows and the size of the two smaller bedrooms -they're v small. It isn't a lot of house for the cash but it is location, location etc.
The mind boggles at what they must've spent on that kitchen - have you done your research to check they're not pricing to recoup their possibly slightly disproportionate expenditure on the kitchen?!

I wondered that about the kitchen as well. It is very, very expensive but looking slightly dated now, and a bit elaborate for some people's tastes. I would not want to be paying for the benefit of having a fantabulously high-spec kitchen that I wouldn't actually choose myself.

Which is fine, so long as you know you are not paying a premium for it, as Easter said.

I'd feel wildly guilty about ripping out £100k worth of kitchen so it would actually actively put me off (unless I loved it of c)

No,I hate the kitchen from the pictures, but if it was well planned I could maybe change the look a bit with the help of a good joiner, the cream is horrible, and the knobs and the columns. And the windows are yuck, but i know from experience with current house, you could change all of them for about £10k to timber frames more in keeping.

An identical house 2 doors down (there are 3 identical ones in a row) sold in 2006 for £850, so I think the price is reasonable for the area

I can't believe you only get 1800 square feet, I would want much more with that budget.

True, we are in Home Counties now and similar price tag, we have a lot more space.

Easter Holiday, can you tell me which are the other desirable roads in that area/ ones to avoid? Someone who knows it well is like gold dust.

If you want west of London close to M4/M40 wouldn't you be better off looking at Berks/Bucks/Herts? We recently went to lunch with friends who have moved out of London to Beaconsfield and were truly enchanted by the model village.
