Same house in nice finished condition would cost 190k or 195k. Tiny weeny 3 bed terrace on for 185k presently. Nice location but not an attractive building generally.

Different run down house has been on for a while and is in a poor state. It needs new roof (5k due to complications), rewiring, plumbing, tanking in bottom room, new kitchen and bathroom, decorating, plastering and floors. We would also build a totally new shower room and possibly go into the tiny attic? We would also knock down two walls (one supporting) and rebuild another new wall somewhere else. Any ideas about offers? We must also consider the cost of renting as there is no way we could live in the property while the work is being carried out. We have done a couple of projects in the past in a different area but have a few contacts here.

I don't know where you are but I'd struggle to do all that remedial work (not including attic and a new shower room) for less than #30k in London - obviously you're not in London. That's a lot of stuff to tackle and, as you say, you'd need to factor in not being able to live there in the meantime

So maybe 155k?
