Two storey side extension with pitched roof to get into the loft

I just had an architect around, and she could see only two options to get into the loft. We are end of terrace with a hipped roof pitch, and the side extension will create something like this

Or, cut a chunk off the biggest bedroom and let the staircase come between the front and the back bedroom. This will make the largest bedroom smaller, and we will get a loft extension that will contain one double bedroom and a small ensuite. The dormer will be quite small due to the shape of the room.

The first alternative will give us:

  • New side entrance with a utility room and storage space. The smallest upstairs bedroom will be turned into an open space with staircase to the loft, and door to a new bedroom located above the new entrance "hall" and utility area, it will be around 3X4 meters.
So, we will gain a much larger bedroom on the first floor, 1 more bedroom in the loft, large bathroom and a study.
