Estate Agent contract / poss private sale

I'm just about to go and view a house. Friends of friends are selling it and they mentioned we were looking in the area. The house is apparently going on the market on 17th, so I assume the vendors have signed a contract with an EA already.

Obviously I haven't seen inside yet, but gut instinct is that it's 100k overpriced and more than we could afford. I'm tempted to suggest that the vendor goes to market and lets us know if they have any takers. If not and if the price were to come down, we would be interested. If this is after the EA's 15 week contract, would they be ok to sell to us without commission? Makes a difference to the selling price as it could save the vendor 15000 odd quid! I assume it's too late for us to be an 'excluded party'.

Is this a 1.5 million pound house because most EA fees now are in the region of 1%? I am guessing if they have a 1.5 million pound house they won't really care about £15k.
