Umm we got planning with conditions

Hello,

We got planning with conditions, but these mean that what was going to be our bedroom suite will only have one small window, the room will be in the eves and will have a lot of restricted headroom. The original plans had 3 windows.

I'm now thinking we don't bother with doing the majority of it, as I don't think it'll be a very nice room.

Not sure of the point of this post guess I need a 'there, there' :S

Ok this is bugging me I need to talk to someone but DH is out tonight.

What do you think we should do?

Options are :

a) we do half the ext which will give us an extra bedroom and small ensuite. Total of 4 double bedrooms 2 with ensuites).

B) we do the whole thing and end up with 5 beds (3 with ensuites) one of the bedrooms would be a single, and the other bedroom (as described in original post) is sort of L shaped and would have a small in eaves sitting area with window (front of house), space for bed (no windows) back of house, a dressing area (no windows) an ensuite ( two obscured windows).

I'm erring towards a) I just think b) would give us a really horrible space. What do you think?

If you think that a) is the right one to do, it probably is. Trust your instincts.

However, if you go with B, and you get a good interior designer to work with you, I think it could still look excellent. We found this out rather by accident - a couple of really difficult spaces, tbh, which look spectacular due to a really talented young woman who turned them from 'manky room with no window' to 'incredibly luxurious space'.

I think it depends on what you need and what the house is like. B) doesn't sound very nice, but do you need another bedroom? Do you have enough space downstairs to warrant 5 bedrooms? I'd maybe go back to the drawing board and have some new plans drawn up - maybe 1 bath split between both rooms so that you can have the window that would have been ensuite 3 in the actual bedroom.

Sorry you can't have what you want, so disappointing.

can you appeal? I compromised on a design and hated it because I always knew the original was better.

I think it's just so hard to visualise it, maybe I'm just being negative.
What sort of things did she do?

Downstairs is much bigger than upstairs and we are surrounded by 5 by houses, so it'll be worth our while doing it if we can.

wendy it's a bit hard to explain but the other bedroom (b) is sort of on its own as its over the garage and a walkway, so doesn't share any walls with the other rooms. Plus I don't think I'd want obscured windows in a bedroom.

music I've sent some questions to our architect so I'll ask him tmr. I'm not sure what else we could do we tied ourselves up in knots doing the plans originally, so I think we tried all combinations :scratches head:

your architect should be able to give council good reasons to stick with his design. Are the houses round you similar? Any you could have a look round to help you visualise?

Can you not have velux windows ?

No further windows shall be inserted at or above first floor level in the north western elevation of the first floor front extension/two storey/first floor infill hereby permitted.

Reason : to prevent overlooking and loss of privacy in the interests of the adjoining property. (Policy ep3)

So does that mean we can't have more, or we can't have the ones we've requested?

Do you think you will be overlooking/invading next door? It is very strange wording.

We already overlook them but it's their front garden. But they overlook us more as they are higher than us ( we're at the bottom of the hill).
Oh house's back garden has a road that runs behind it, then you've got their front garden.

ok. Well as no further windows can be inserted in first floor extension that seems the ones in your plan are acceptable as the plan is of the first floor extension. Or is it an existing extension you are extending....if you see what I mean I am as bad as the council

That reads like a condition removing permitted development rights for further alterations. Ie what you could otherwise do with out permission. The planners would not pass an application without plans showing what it looks like. The plans you submitted are what you can build unless your architect submitted amended plans during the 8 weeks.

Umm tricky question, the whole upstairs is an extension as it was once 70s a bungalow. But I think that refers to this extension.

Jchoccip and we would know about that wouldn't we? The website would be updated with new plans as well I guess.

Yes definitely. You can have the ones in your plans but if you want to put extra windows in you would need to apply.

I think the same. Presuming you aren't extending an existing extension, I think you can have the windows as in your approved plan, but no more afterwards.

Get your architect to check it out and confirm, but you may well be worrying over nothing :)

The website should have the approved plans on unless IT have made them private once the decision has been made

We stopped removing pd rights so often a while ago as the new regs are more sensible than the old ones.

Oh brilliant everyone keeping my fingers crossed, architect will hopefully get back to me tomorrow but feel a bit more hopeful now.

...could you not install a couple of sun tunnels - this would give you the light that you would need in this space but is not classified as a "window" ????

I think it's more the feeling of feeling boxed in, as its in the eaves and has no windows. We've a few skylights in the plans and I'm definitely thinking about sun tunnels :)

Looking at obscure glass at the mo, most of it looks so 70s!!!
