Anyone selling (or buying) in north London?

We are about to sell our house in north London, is there anyone else currently marketing their house/flat who can share their recent experience of the local market with me? Also keen to hear about the market from a purchaser's perspective.

I'm interested in knowing how many viewings you are getting and what types of feedback you are getting from prospective buyers. Is it hard work selling at the moment? Are purchasers picky? Or is it hard to find sensibly priced property?

What part of London are you in? I sold a one bed flat in islington not long ago. I didn't have any problems but obviously a totally different type of buyer than a house.

Thanks for replying. We are N10. How long did it take you from signing with an agent to completion? Did you get many offers? I'm wondering if everyone expects something off the asking price these days. Any opinions?

I'm keen to get it right as I want a quick sale, but obviously without selling stupidly cheap.

I'll buy it. My budget is £170,000. Surprisingly, there's not much about for that :o

I priced mine for a quick sale. Still sold for 50k more than I bought it. It took 6 months from instructing an agent to completion but there was no chain.

Pseudo: if you're in London and that's your budget, look at auctions. I bought the flat at auction in 2005 for 160k. It needed work but I still sold for a profit just before Christmas.

Hi Music. We are in n10 too and we are thinking of selling at some point soon. There are a lot of houses for sale in n10 at the moment. What part of n10 are you in? Have you had lots of viewings? How long has it been on the market?

I see that Benham and reeves seem to be quite good (and kfh of course ). Please let me know, I am really interested...

Hi music, sorry I see that you have not put your house on the market yet.

The area around tetherdown still seems to be doing well and also the houses in woodland/onslow etc

Some of asking prices look a bit optimistic to me.

Do you think there are a lot on the market? On rightmove I found about 24, 4 bed houses under £1million - when you break it down by price and area there isn't that much choice.

I think there is quite a lot. Are you in the catchment of a good school? That helps.
Good houses are still selling but not blighted ones.

Watching this with interest, we are also thinking of selling in N10. There seem to be some very optimistically priced houses out there, some of which have been on for months.
