Has anyone seen anything better than this as a good use of a small space for a downstairs toilet?

We are hoping to add a downstairs loo in the new house and was thinking we would have to steal a bit of the kitchen but this makes me think perhaps not!

I want that basin, loo and all the pipes hidden, mine are home to dust and spider central.

The only thing is I hate washing my hands under freezing cold water and would prefer a mixer tap. Just had a conversation with DH about how if we get a downstairs loo in the ground floor extension we are planning only children will use it for a number 2, grown will have more sense to go to the more private upstairs toilet and not do a number 2 near the kitchen.

'mmm but that Pinterest one has the cistern and soil pipe behind the false wall. It needs just as much room, although you can't see it, and you will be depressed when the cistern leaks or needs a new syphon and you have to hack the wall out.

we have looked at many possibilities for downstairs loo in odd places, as I would love to move ours. But they all need access to a soil pipe, or you end up using one of the saniflow compactors. After looking into it, I wouldn't use one of those at all.
That does tend to restrict your options

You are probably right, my Mum had a saniflow and it became the bane of her life! I will probably get one off the kitchen extension and do this under the stairs instead.
