Do you think £225k is a reasonable offer on this house?

We have just put our house up for sale- had 6 viewings over the weekend, got a second viewing on Tues. I really like the above house, it's nice and light, good 'feel' and garden is much bigger than av for my area. But it'd need new kitchen, downstairs loo sorting, and loft is only partially converted. DH is a joiner, BIL a builder, they reckon £17-25k to finish it up to a forever home for us.

What do u all reckon?

Well it wouldn't be for me, but if you like it go for it. It's hard to say if its a good orice without being familiar with the area.

I'd be inclined to go in at 215k and work up to 225k. Trouble is without knowing local market it is difficult to judge.

It's a very odd market round here- lots of smaller 70s build houses on a residential estate, then either massively expensive big older houses or expensive tiny cottages! Not much choice in the middle, ISWIM?

I don't know the area but it seems quite overpriced? I would too start at £215.

Seems alot for a semi but depends what else is on. Live in the SW and you could get a detached for that. However if that's the going rate where you are agree with others and go in at £215 although in this area you'd be lucky to get more than 5-8% off but elsewhere it might be much more.

These are also at the £250 mark in the same area, it's gone crazy recently. But it's where we really want to be, schools, family local, brilliant Main Street and just off dual carriageway for DH.

Looks expensive to me, looking at sold prices for that end of the road which all seem to be extended also even if not quite identical and taking into account this one needs work doing to it.

I think it looks overpriced compared to the other properties particularly the third. Personally I would go for the third one. The main sticking point with the first one is the layout I think the extensions look a little clumsy and not great flow. Obviously lots of cosmetic work too whereas third is pretty nice and seems to have the right rooms and fliers work as a family home.
Definitely make a lower offer if you go for first!

Thanks all. 3rd property on very very small 'plot', only space for 1 mini car on drive, garden teeny tiny but looks big on pics (We have a big family car and 2 work vans!) I also think the seller is of prop 3 is hanging out for the full £250k!

It's very hard knowing what to compromise on!

I like the fields outlook from the rear of property one and the finish of property 3. Number two isn't my cup of tea for some unknown reason. I recon you could do quite a lot with property 1. Lots of scope for improvement but is obviously in a livable condition now. I'd choose 1 but I'd want to pay about 220 max. Have you looked at previous sales in the area. You should be able to access how much properties were actually sold for.

Have been to see all 3 now. Property one, still my fave but do think its overpriced. 2 was gloomy, tiny 3rd bedroom, and the street not the nicest. 3 nicely finished but not to my taste and would feel paying too much for someone else's.

I would offer less just on the fact that it looks like they never finished doing the kitchen! The sink unit doesn't match the rest of the units and the ones on the wall nearest the window still need doors putting on!

I could put up with a lot (small bedrooms for the children) for that fantastic view over the fields.

Property 1 is definitely the best of the 3 you have linked. If you want to pay no more than £225,000 for it then offer £218,000 to start.

Property 1 is definately my favourite of the three. I'd offer £215,000 for starters. There's another one on the same street that's the same price which hasn't been extended/converted so not as much living space but it does have a garage.

Do you know how long it's been on the market for? I assume it's fairly recent as there are no leaves on the tree.

Does anyone have property bee on their pcs so we can check how long it's been on the market for? You probably can take your time over this decision now that the UK has been down-graded. Lots of people will put off buying a house just now.

Property number 1 owner are moving to be closer to baby grandchildren. Also I think it's just too big for them, they seem to be rattling about. I don't really like the others at all, but wanted to show what else is available. We rent 2 garages at a lock up for DH business, so don't really need one. Ours at the minute is just a big space for my tumble dryer! Agree the view is beautiful, it's farm land done there and all around, very unlikely it would be built on. They occasionally have caravans on the far side during summer, but really right up by the farms.

I think you could even go in lower than 225K. I would be cheeky and go for 210K. They can only say no.

York is pricey - and the open views from the back garden are worth paying for - nothing worse than being surrounded by other houses.

Oops! Going back for a second viewing of property 1 today. The fences didn't feel too low/ or that it was massively overlooked, taking my Dad with me as he's tall and I want to see whether neighbours could see over fence!

Property 1 looks like you couldn't actually do much to it - hemmed in both sides - plus very overlooked.

Property 2 looks like you could do lots to it - has space around it - nice garden and more private too.

Property 3 also looks like you could extend up or out if you wanted too. Does look a bit overlooked at the back though.

All seem expensive for what they are.

Would buying a much smaller place and extending work? What about self build - is there any land available in the area?
