New charter for estate agents

If you could devise a 'set of rules' by which estate agents must operate, what would you include?
Here's a few of my thoughts to start.

When marketing properties - If it's a flat:

Must clearly state remaining term of lease and service charge, ground rent & insurance
Must state which floor flat is on

All properties must have one photo per room unless there is no access - in which case - say there is no access because of tenants etc!

Well I'm pretty annoyed with the estate agent selling our house at the moment. Can you make up a rule about not having any clear conflict of interest that could influence the sale? We agreed to sell our house to someone who has a rental portfolio. Our estate agent has marketed our house for let and agreed a let on it for the buyer without our consent/knowledge. We haven't even exchanged yet Hmm the estate agent then started putting loads of pressure on us to give in to every demand/whim of the buyer because otherwise the buyer might pull out...

I challenge you to create a rule that covers that! Or at least states one about an estate agent notifying/arranging with the home owner before each visit to a vacant property and having to have consent to do so for each visit. I would never have consented to extra people traipsing round my house before exchange of contracts for the buyer's letting plans. I can do without the extra cleaning/potential damage!

Surely the EA is breaking some kind of rule with that. The property is not up for let, so I don't see how they can advertise it as such. Take the keys off them and tell them that you will be doing all viewings yourself from now on.
