Letting agents fees

I'm not sure if this is the right place to post this since I am new to mumsnet but I would appreciate help.

I am moving from the US to England and I have received 2 different quotes by letting agents for their fees- 300 + VAT and 475 with no mention of VAT. Is this really what letting agents charge on a 650-700 per month flat?

for referencing etc - possibly, although it does seem high. However with no UK credit history you might be difficult to reference.

Sounds about right. You'll also need to pay a bond upfront which is usually 1 months rent

So this is standard?
Our fees are £475 for everything including check in, contract, referencing
etc. You will also need a dilapidations deposit of one and a half months
rent which is held in the DPS.
There are no utilities included, so you will be responsible for all bills
including council tax.

Sounds standard (if a little high, but it's a long time since I rented)
Make sure they don't have a contract renewal fee...I have heard some agents do this when the initial six months, or what ever, contract is up.

If they can't reference you, you may be asked to pay six months rent up front.
