Extension cost?

Thinking about a small extension to our kitchen. Anyone know the going rate per square metre?
Based in South West but any outside London figure would be useful.

We're in Oxford and would generally budget for about £1100 per square metre. That's to second-fix type stage - obviously wouldn't include any new kitchen units or whathaveyou.

Do you need any special stone or is it brick built? slate/stone tiles or bog standard roof tiles?
Also will any digging out/retaining/tanking be needed as these all massively add to a 'normal' bulild cost.
