positive valuation vibes required....

well. the re mortgage saga continues. valuation tomorrow - or the next thing that could go wrong.

my teeny weeny little house has to value at 135,000.
zoopla says my neighbours house (identical to mine) is worth 136,000.
zoopla also says mine is now worth 110,000.....Confused

if you have any positively priced vibes floating around or going spare between 12 and 3 tomorrow id appreciate you pointing them oop north if you please. tell them to look for the depressed woman in the small house in an ugly town if you get that muddled up they will still find me, ( look for an ugly woman in a small house in a depressed town...same difference!)

we do kind of need this remortgage. if im going to be stuck in this house i need to be stuck with a bathroom that works and a drive way that doesnt try to kill me, (not even mentioning the asbestos garage.)

Good luck! Ours was done yesterday...it took the surveyor all of about 5 minutes. Hope he used those 5 minutes wisely...Grin

noddy - we bought in 2006, but it hadnt been lived in for 6 years, needed a full renovation and we put on an extension. we paid 120,000. zoopla doesnt take into account any extensions or renovations, its so different now trying to get a mortgage or remortgage isnt it?

I haven't actually done this, but I think there's a button you can click to change your property details on zoopla (so add the extra bedroom or whatever)

well, he came, he saw, he dabbed at a computer screen and measured... he was actually a very pleasant fella, and said our guesstimate was about right so im just keeping my fingers crossed tbh. should find out in next day or two. mixed feelings about taking more on the mortgage but at same time we need some urgent repairs that we have no other way of funding.....

Hope it gors well vicar and mustafa - ours is getting valued tomorrow so need to do some decluttering tonight. I think our estimate was quite high (though based on local EAs' quotes) so we shall see. We have got some buffer built into the remortgage plans in case they do quote lower but it would be nice if they didn't!

he actually, if nothing else, made me feel a bit better about where i live....well the street anyway.

i hate the bloody town.

but he mused about how nice it was, nice quiet street, leafy, good sized garden.... i hope that was a good sign....

i did a mad dash through the house yesterday, hoovering, hiding washing and washing windows Blush but it really needed doing.....

he took photos of the kitchen and bathroom too so be warned! i wish he had told me that as i had left some washing up on the draining board and a bottle of bleach on the windowsill.... im just glad i didnt have the xmas booze out...[sgrin]

Gawd, ours was sooo thorough, took pictures of everything, asked lots of questions. Plus we need two correct valuations - one for value and for potential rental income (as we're going BTL). I'm faily confident on rental income, less so on value but fingers crossed! He was very nice but very professional and certainly didn't volunteer that our value was correct...

Any news on yours vicar?

we have had a call, he valued ours at spot on what we said, so i cant complain. i think we were realistic, but it now at least means we can start to sort out the bathroom and garden. yay!

mortgage going through now.

it will be when we can start the work i guess - it will be nice to have a useable garden and bathroom thats for sure, i am a little jumpy about re mortgaging (we were just starting to make a dent in it!) but needs must.

i keep telling myself we can always overpay in a few years when loans are gone and DH has left uni....

Yes, must admit I am fretting about the financing - there are so many 'ifs' and 'buts' to consider - i've no idea how it's going to work out really, we've bought two properties previously and they were very strsightforward but that was before the financial crisis...

Really hope it all works out for you vicer - am sure your lovely 'new' arden and bathroom will be well worth the stress!

Woohoo! Valuation came back at only 1% less than we'd stated! Delighted with that, thought it would be less!

Rental valuation is less but we had a buffer built in in case that happened - I think we can challenge it as well if need be but we don't have to to get this offer. One valution down, two more to go - hopefully this time next week, we should have a better idea of where we stand... It would be nice to have our offers in before Christmas!
