Is there any documentation I should be asking for...planning permission etc?!

Ask anything you like - all documents concerning planning and building regulations will have to be supplied to be checked by solictors if it gets to that stage.

You may be able to check this information out online. Google Public Access for Planning and Building Control Applications for the area the house is in.

It's worth checking. We have been looking for a house and lots have had extensions etc that aren't legal. But they are asking for a price which includes the extension if you see what I mean.

And if it is a 1960s extension run a bloody mile! Well, probably not fair - there are probably loads of good 1960's extensions. Ours however was shocking. We have had to practically re-build it....wooden fence posts used as lintels across 2m wide windows, 4 inch joists, duff electrics. The works. shudders. So anyway - if is an older property/extension not covered by building regs etc then get a bloody good survey.
