Turning bedsits with HMO licence back into a family home. Anyone done it?

I've seen a house that has been run as an HMO for students for many years but is now up for auction.

I don't love it (it's in hideous condition) but the location works well for DH's commute and it's relatively affordable, so we could buy and restore it back into a family house within budget.

However, I was under the impression that planning permission is required to change an HMO back to a single dwelling, and that local councils very rarely give this consent because it reduces available housing in the borough.

Firstly, how easy is it to get a mortgage for this? Secondly, has anyone managed to revoke the licence successfully? What are the hoops you had to jump through?

hi. i havent done this but believe the policy varies by local authority. speak to the planning officer who covers your area - not the duty officer.
