New build and deposit

Ive seen a new build property in an area that would normally be out of my reach, but it being new build there is a 5% deposit offer available. The developers say work will start this month with the first release available in Spring 2013. If I pay reservation as soon as released, possibly off plan, when will I be due to pay my 5% deposit?

Really? As quick as that?! Hmm, need to get my thinking (and saving!) hat on!!

Thanks again, Ive budgeted fees/extras separately...and I qualify for a staff mortgage which tracks nase rate with a bank that will support the 95% scheme. Even still, it feels like walking into a minefield lol
