Do we need planning for an open bay, oak framed garage?

We are considering buying a property. It has a good sized front garden with 2 large trees with tpo's. We wouldn't be able to build close by due to foundations and roots. Do oak framed barn garages have the same problem? Do they need planning?

You will still need to dig foundations so there may be issues still. Planning might be required depending in size etc. you could ring up the tree officer at the council to get advice? You may still need to involve them anyway regardless of whether planning permission is required due to tpo.
