How much to budget for conveyancing costs?

Selling at around £260k, buying at around £400k?

Approximately: £14,000 inclusive of most disbursements, sols fees, land reg fees, stamp duty (12k) etc etc.

Thanks fw. I did mean just the solicitors' costs and disbursements, which taking your figure minus the £12k SDLT sounds v low at only £2k. Would that really cover it?

Think we paid around £1k for fees and disbursements on same price property. It was purchase only as we weren't selling our other house so that might add on a bit more.

We got a quote from local solicitors for about 800 to sell and 900 to buy, plus 300 for searches ans sundries. So just over 2k total. My lawyer mate reckons that's a bit on the steep side but the right ballpark.

Ugh. I just used the word "ballpark" in a sentence. Shoot me now.

I just paid £2100 to sell/buy in London. Get someone local, you may need their local knowledge (we did - and she sorted out a problem with our buyers lease that their 'out of town' solicitor couldn't fix).

Mexxo - That is how much my conveyancer would charge you, and I have known him many many years and worked with him personally and professionally and know he is very good. He is in Guildford but does work for people all over the country.
