Does anyone here rent out HMOs?

We are looking to buy a property to rent out in a major northern town. We have been offered a couple of properties which are HMOs to students and the rental returns are excellent. But a lot of people are wary of HMOs and I wondered what the downsides are. I know it is trickier to get a mortgage and you need a license.

Downsides- higher than average maintenance, although, I was lucky to have had 6 lovely students who looked after house. Obviously, they wanted full depisits back. Pro- parents are usually guarantors and credit checked. Another downside is hmo requirements and so check that the house comPlies with these. Landlordzone is an excellent forum for hmo issues.

Btw- are you through a commercial agent or residential one? The returns can be brill. We receive 1k clear after mortgage and expenses (before tax).

The house we are looking at is HMO compliant and would give us more than £1k a month profit so would be prepared to put up with those sorts of hassles. Will have a look at the website you mentioned.
